Booked this place for a team retreat of 20+ people for 2 nights! We loved how there were enough beds for everyone. We did stay during winter so we avoided the basement level if possible since it was chilly down there (but nicely renovated, basement bathroom has a cool light). We wanted to try the hot tub but it said it would take a long time to heat up - so we just didn't use it. The massage chairs on each floor were a HIT!! Overall, my team and I enjoyed our trip very much.

The best aspects of this house: 1. There was no other house on Airbnb that I could find in NYC vicinity that had like 9 bedrooms and 15 beds. Beds were very comfortable and everyone appreciated having a comfortable bed to sleep in. 2. House is very close to public transport to NYC which is very easy to use. 3. We were able to have 3 dogs in the house ($50 charge per dog). This really was important to us. 4. The fenced back yard was good for dogs but nice to have back door open when cooking. Several people enjoyed the jacuzzi and the outdoor sauna in backyard. 5. There were 2 kitchens on the 2nd and 3rd floors and fridge in the basement. 6. There are 3 amazing massage chairs on each house floor. 7. Natalia and other hosts are very responsive and eager to address any issues.

The house itself was great. I had a group of 22 adults. The house gave us plenty of space for everyone. All couples had big enough beds, the back yard was amazing and we never felt cramped. To be this glose to NYC was perfect. We took the ferry from Hoboken into the city and it was easy to uber back late night. My only complaint was the lack of info on parking. I had to ask multiple times for details. First, I was told I would get the info 3 days prior to check in. When i hadnt recieved it, I reached out and was informed I needed to fill out forms. Once I did, I was told that would prompt the email including pwrking info. I filled out the forms right away and when I still did not recive parking and check in information by the next morning I reached out again an finally recived info. It was very basic- 2 spaces, 1 that needs a permit and that if you have more cars there is ample street parking. What was not mentioned was that the street parking was metered. I have no issues that it was metered, but it would have been nice to let the additional guests know what to anticipate. I was lucky enough to talk with a meter man when I arrived to get a lay of the land. I would recommend including additional parking details about the app for parking, you dont need to move your car, keep paying your space every 2 hours, etc. There also was not a parking pass for the second spot. They said we could block the driveway but with research we needed a pass and I was not risking a ticket.

The house has all the listed amenities and can accommodate 30 or more guests as stated. The host is very responsive and addresses all issues promptly. The house is close to Liberty Park with great views of Statue of Liberty and NYC. There are shops and markets a few minutes walk with restaurants and groceries. There was a concern with parking as we had multiple extra cars. The signs state that resident permit is required but the host addressed that by committing to pay any parking tickets as long as vehicle was legally parked. The neighborhood looks dated. It may be normal for the area and for the proximity to NYC. We enjoyed our stay!

House was clean,well kept beds and cleaned linens. The appliances and utilities work perfectly. My team was excited about Sunna and jacuzzi. We had barbecue at a spacious and we'll light out door . Everyone was happy.

It was absolutley amazing staying at this air bnb. The place was spacious and great for our party of 20. It was clean and well stacked with things onewould normally use in a house. Plenty of spots around for a quick bite to eat as well. The host was readily available for questions or whenever assistance was needed. I would stay here again if the opportunity presents itself.

Had a wonderful stay hosting 20 of our closest friends. Although we did face a few maintenance issues the owners were extremely quick to respond and was able to get it fixed the next day without any interruptions to our stay. The amenities were fantastic and the location has easy access to the light rail into the city. If I were to host another event by the city this would be it!

My family and I really enjoyed this property. Lots of room for everyone to have their own space. The massage chairs was a really big hit. Bedrooms and bathrooms were very clean and lots of towels and washcloths. Backyard very nice. If I every need to be in New Jersey again, I will definitely rent again. Natalia responded very quickly, when I had questions. Thanks so much for your hospitality and allowing me to rent your home.

House was clean,well kept beds and cleaned linens. The appliances and utilities work perfectly. My team was excited about Sunna and jacuzzi. We had barbecue at a spacious and we'll light out door . Everyone was happy.

It was absolutley amazing staying at this air bnb. The place was spacious and great for our party of 20. It was clean and well stacked with things onewould normally use in a house. Plenty of spots around for a quick bite to eat as well. The host was readily available for questions or whenever assistance was needed. I would stay here again if the opportunity presents itself.

Had a wonderful stay hosting 20 of our closest friends. Although we did face a few maintenance issues the owners were extremely quick to respond and was able to get it fixed the next day without any interruptions to our stay. The amenities were fantastic and the location has easy access to the light rail into the city. If I were to host another event by the city this would be it!

My family and I really enjoyed this property. Lots of room for everyone to have their own space. The massage chairs was a really big hit. Bedrooms and bathrooms were very clean and lots of towels and washcloths. Backyard very nice. If I every need to be in New Jersey again, I will definitely rent again. Natalia responded very quickly, when I had questions. Thanks so much for your hospitality and allowing me to rent your home.

• For some homes, a 30-day deadline applies — this will be clearly shown before you book.
• Cancellations must be submitted before 4 PM EST on the deadline day to qualify.
After the deadline - Fair-Refund policy
• If you cancel after the deadline:
• Modern Stay will relist your dates and automatically refund you for any nights that rebook.
• The refund per night will be the lower of the original price or rebooking rate.
• Nights that do not rebook are non-refundable.
2. Non-refundable Bookings
• If you selected a Non-Refundable rate at checkout, the booking cannot be changed or canceled, and no refund will be issued.
3. Half-Now-Half-Later Bookings
• The first half of your payment is non-refundable.
• The second half may be refunded according to the standard cancellation policy.
4. Date Changes & Rebooking
• Once a stay is canceled, you can't rebook the same dates yourself.
• If you need help choosing new dates, our Concierge team is happy to assist.
5. Transfers to Another Guest
• You may transfer your booking to someone else at no charge.
• Just contact the Concierge with the new guest's name and email.
• The new guest must accept the transfer for it to take effect.
6. Policy Match Guarantee
• If a better price is available for the same property on Airbnb or the owner's site, contact the Concierge — Modern Stay will match it.
